440 Arden Way
440 Arden Way is a 124-unit large-family affordable housing development located in Sacramento, CA. BRIDGE Housing was awarded development rights for the 1.079-acre State-owned surplus site following a competitive RFP process managed by the California Department of General Services (DGS) and the Housing and Community Development Department (HCD). Following selection by the State, the Sacramento City Council approved transfer of an adjacent 0.15-acre City-owned site to the State to be incorporated into the surplus site. The project began construction in Summer 2024 and will complete in Spring 2026. The project architect is LPAS Architecture + Design and the general contractor is DesCor Builders.
440 Arden Way will feature a five-story building with four stories of residential units above active ground-floor uses and 63 parking spaces. The project will provide a mix of 1-bedroom, 2-bedroom, and 3-bedroom apartment units to households earning between 30% and 60% Area Median Income (income limits are county specific and set by HCD), with 25% of the units set aside for permanent supportive housing (PSH). BRIDGE is partnering with Lutheran Social Services to provide on-site social services to PSH units. The project will also feature a variety of amenities including a ground floor childcare space, community room, bike storage room, and a private outdoor courtyard with play equipment. The project's proximity to SacRT's Arden/Del Paso Light Rail Station and bus transfer station, Woodlake Park, and Del Paso Boulevard connects 440 Arden Way to multi-modal transportation options, public green space, and the area's primary commercial corridor.
